What’s in the details.

We know this is the decision of a lifetime. Our flexible fee structure was designed to give you the most value for your investment. Here is a step-by-step description of how it all works:

Step 1: The Reservation Deposit

Once you’ve selected your apartment home, you will be asked to sign a Deposit and Reservation Agreement and make a deposit of $10,000 toward your total entrance fee. This deposit is refundable should you not proceed. The remaining balance of your entrance fee is due after you have been accepted for residency at Trinity Terrace and have been notified that your new home is ready for you.

Step 2: The Entrance Fee

The entrance fee is a one-time payment when you first become a resident at Trinity Terrace. This fee depends on the following factors:

  • The size and style of the apartment you choose
  • Which entrance fee plan you choose

We offer three types of entrance fee plans, so you can choose the one that has the greatest benefit to you and your estate:

  • Traditional, which includes a 36-month prorated refund
  • 90% returnable, which requires a larger entrance fee but provides you or your estate with a refund
  • 50% returnable, which is set between the traditional and 90% returnable plans

Once you’ve selected the type of apartment and entrance fee plan you prefer, you will be asked to sign a Residence and Care Agreement outlining the contractual agreement between you and Trinity Terrace. In accordance with this agreement, the entrance and monthly fees together provide you with lifetime use of your apartment home and access to care in Assisted Living, Memory Support, and/or the Skilled Nursing and Rehabilitation Center.

Step 3: The Monthly Fee

The monthly fee is the ongoing fee you pay each month. The amount depends on the size and style of the apartment you choose and whether you live there alone or with your Spouse. As you move through the continuum of care at Trinity Terrace, your monthly fee will be adjusted accordingly.

The monthly fee is set at a level that includes all of the following services:

  • Flexible point meal plan, with access to all three on-site dining venues
  • Expanded basic cable TV
  • Emergency call systems in all apartments
  • Flat-linen laundry service
  • Housekeeping services
  • Water, sewer, trash, and recycling services
  • Access to all of Trinity Terrace’s resort-style amenities
  • 24-hour campus security
  • Scheduled transportation
  • Planned social, recreational, educational, cultural, and spiritual programs
  • Trips and outings to museums and events (some carry an additional fee)
  • General maintenance and repair of all apartments, buildings, and grounds
  • Wellness and exercise programs
  • Routine health screenings

Financial Benefits of the Residence and Care Agreement

Through the provisions in your Residence and Care Agreement, the entrance and monthly fees function together to help you save money on healthcare services over time.

  • The IRS may allow a portion of your Entrance Fee and Monthly Fee to be deductible as a medical expense (we encourage you to check with your own tax adviser regarding possible deductions related to residency).
  • If you ever need Assisted Living, Memory Support or Skilled Nursing, you will pay a rate significantly below market rates. You will receive unlimited temporary stays in our Skilled Nursing and Rehabilitation Center.

These unlimited temporary stays provide you with the security of knowing that if you ever need temporary nursing services, as long as you retain your Trinity Terrace apartment, the only additional fees you’ll be charged relate to the costs of medical supplies, doctor and therapist fees, pharmaceuticals, and other costs as described in your Residence and Care Agreement.
